After the visit the farm offering my expertise in regards to market value of the subject property : Preliminary Info for 5949 Silver St. + RECO Guide on Realtor Representation

Thought I was helping by assessing the market value and I was asking if i was able to apply as the lead realtor,
in finding the best available chicken farm with Edon Neged's choice realtor plus a farm expert 
 
Leading Realtor watch's everyone involved and things are done thoroughly like the spread sheet I provide even for you to decide if that is what you want to get into

The research here below is one way to establish the market value for this chicken farm . Several other additional ways include, the market appreciation and depreciation, also what does the average chicken farm cost per acre (usable and unusable lands ) and appraisers plus by comparison with what is on the market and recent solds. 
There are several ways to confirm the market value and hopefully I will get a chance to explain all these point by point over zoom or in person meeting 
 
Please find an attachment below stating the money the current owner Great lakes Poultry Farms LTD 
paid for 5949 Silver Street ,St Anns on June 24th/2024. About 10 Months ago. $1,600,000.00 
 
1.The current owner of 5949 Silver st. bought for sure the business,maybe some stock of turkey and sooooo many things that could be included as we do not have the real agreement of purchase and sale for $1,600,000 in 2024.(see attach at the bottom). I believe this was  a private sale. Remember  this business  was operating till November 2024 and now he is asking $1,650,000.00 In actual fact in my opinion he must have paid a lot less than $1600,000.00. When the RE. market is in appreciation mode, for it to appreciate by $50,000.00 may not be much, however I will do the research for appreciation and depression analysis for a farm from june to now (i will get the history of appreciation or depreciation to establish  market price should  Chicken farm be the most profitable business we venture into.) I absolutely love the fact that this is a ready to go project and at the same time, I like to shop around and see other chicken farms to see their business statements,financial statements, their disclosures  and to prove that fact  like Negede presented it, it is extremely demanding business that they have no issue getting customers. The many great ideas Negede told us we can do to get us a lot more income from the farm, sounds great and we can implement any of his ideas with any farm we buy . His good ideas can be the icing on the cake. However we should not pay the seller money for Negede's ideas. Right now as I will be  part of the stockholders, I will do everything I can to make sure we start strong in my area of expertise of purchasing the chicken farm 
 
2. Like to get the  following items again in establishing the price. 1. The survey, 2. Inspection report, though, will do our own inspection  to learn about their electrical system, Sewage Pump, Sump pump, property tax,how many parking,do we have water purifiers?internet access, cable availability ,environment protection? We need the zoning code
 
3. The biggest concern I have with this particular property is the fact that there is no home on the site.  or we can not build a home. Greg has suggested a garden house with a bathroom , we need to learn about the cost to build with sewage and if the town will even allow that so will need to put  a condition. My concern is,Yes definitely Mariyan could be the manager or run the farm as the neighbor , however we need to have a second person to work with her. She is 1 human being we can not count on her as anything can happen to anyone at any time. Also she needs  to pass the knowledge of running the business to someone else. . So the biggest concern is from a reselling point of view. Any potential farm  buyer wants to have his home on the farm. Simply, staff can not pee or do number 2 driving looking for a bathroom . Even when our shareholders or our kids like to visit, I wish there was a good home for the manager and for the visitors that are coming. They can grab coffee or shop for  our chicken,hen  and vegetable market spot and they like to come and use the washroom after a long drive. 
 
Note, Greg has said we can not mix chicken and Turkey together. I wonder if you can mix hen and chicken . As we can market hen to our community 
 
4. The other concern, correct me if I am wrong, they say the farm is about 50 acres and you can use only 15 acres. Already used. 
The rest again we need to confirm if we can use it as a vegetable garden .How much space is allowed for  it? Also to do farmers market any issue with the town for farmer's market? 
 
5. for subject property and the neighbors (old owners) are they our competition? If we choose this farm, can we see all the others, Edom has connections to and across the street for sale farms?1 to compare and ask them questions also to see how friendly they are? 
 
6. So we have everything vacant. How much funds do we need as the original investment to start the business ?
then we can calculate a 1 year budget that we should have in our pocket. Also the previous customers are still available? Mind you they buy turkey not chicken. We need to start  that from scratch. So we need to shop around for customers that hopefully will give us a contract to buy our chickens as soon as we produce them . because you need to have the buyers lined up in order for you to start the production. Correct? 
 
 
 The bottom line, 5949 Silver St. Could be a good buy. However we need to compare and make sure it is. When you buy a home, you go to see comparables for you to be convinced ( the average buyer see about 10-15 homes) to make sure you  chose the best available property  for you . Same here

My understanding and the realtor expectation is that only to facilitate the visit and the visit only in order to provide full access of the modern chicken farm what it look like. Absolutely no transactional discussions expected. Nor they expecting us to offer them at this juncture.
